[ PROJECT OVERVIEW ]

A large-scale occupied residential refurbishment across four residential towers in North Kensington, delivering complete window and door replacements to every flat while residents remained in their homes throughout.

The Silchester Estate refurbishment saw Delta Facades replace windows and doors across four residential towers in North Kensington with residents in continuous occupation. Every flat was worked room by room with full dust, weather and noise control, dedicated resident liaison, and out-of-hours emergency cover. The programme upgraded thermal performance to current Part L requirements and introduced PAS 24 tested security hardware, all while retaining the character of these landmark 1970s buildings and hitting agreed weekly flat-completion targets across all four blocks.

[ METHODOLOGY ]

Every flat was pre-surveyed and given an appointment slot with the resident liaison team. Old units were removed, temporary weathering installed, and new units fitted and commissioned within a single working day per room wherever possible. Dust, noise and access were managed under a dedicated resident charter, with a same-day snagging desk on every tower.

[ CHALLENGES & SOLUTIONS ]
  • Four towers of residents in occupation throughout the programme
  • Room-by-room access coordinated across hundreds of individual flat handovers
  • Continuous temporary weathering between window removal and new installation
  • Post-Grenfell scrutiny — every detail signed off against current fire and thermal regulations
[ MATERIALS ]
  • PAS 24 tested aluminium replacement windows
  • Secure composite entrance and balcony doors
  • Upgraded thermal breaks and warm-edge spacer glazing
